Why use a Realtor® to Sell Your Home
There are many more aspects to selling a house than most people realize. As you are weighing whether or not to list with a Realtor or to sell on your own, please consider the questions below. How will you determine the price?
As your Realtor®, I will perform a Comparative Market Analysis (CMA)to compare your home to other similar homes that have recently sold and those which are currently on the market. Using my knowledge of the competition and current market conditions I will make sure you “leave no money on the table,” but also that you don't overprice your home so much that you discourage viewing's by qualified buyers.
How will you handle showings?
As your Realtor®, I will supply you with an electronic lockbox so that other agents with lockbox keys can bring qualified buyers to see your house. A Realtor’s lockbox also tracks the comings and goings of all agents who have entered your home for the purposes of follow up and security. All showing are coordinated on your behalf at times convenient to you.
How will you market your home?
As your Realtor®, I will market your house through Multiple Listing Service (MLS) and Keller Williams Listing Service. Open houses, television advertising such as Home Center Network, websites, flyers and agent networking, among other methods could also be used. Together we will develop a marketing plan to make your property stand out from the rest and sell quickly.
How will you screen buyers?
Realtors® will refer prospective buyers to trusted lenders who will make an accurate assessment of the buyer's ability to obtain a loan.
How will you handle contract negotiation?
As your Realtor® using the contract form that the Tennessee Association of Realtors is continually reviewing and refining, I will bring knowledge, neutrality and problem-solving skills to the negotiation process. All of these elements are critical when selling something as important as your home.
